Starting from the 2026 academic year, this modern residence, developed in partnership with Cap Études and Espacil, will allow students to live just steps away from their classrooms in a peaceful, green environment. Comfortable, practical, and ideally located accommodation

The apartments offer a turnkey housing solution for a simple and hassle-free move-in experience. Capped rental rates ensure affordable accommodation directly on campus. The residence also provides a range of services for students.

Living on the Rennes campus saves valuable time each day and allows students to fully immerse themselves in campus life: meeting new people, getting involved in student associations, and enjoying direct access to campus facilities.

The campus is also well connected to Rennes city centre via the STAR public transport network: Pontchaillou metro station is approximately a 10-minute walk away, with bus routes and cycle paths also easily accessible.

FAQ – Constellation Residence – Cap Études and Espacil

When will the accommodation be available?

  • Cap Études: accommodation will be available from 10 of August 2026 for French students and from September 1 for international students.
  • Espacil: accommodation will be available from 26 of August 2026.

How do lease agreements and housing allocations work?

Both providers offer an individual 12-month lease that is automatically renewable.

  • Cap Études: accommodation is allocated upon receipt of a complete application and subject to availability. Applications remain open until the residence is fully occupied and may be submitted throughout the year. Allocation is only confirmed once enrollment at Rennes School of Business has been completed.
  • Espacil: lease renewal is possible for up to 5 years, subject to conditions. Accommodation is allocated through a selection committee that meets twice a week.

For international students:

  • Cap Études: a visa is required, but a validated residence permit is not required before arrival. If the visa is not obtained before the lease start date, Cap Études recommends cancelling the contract. If the lease has already started and the student chooses to keep the contract, one month’s notice period remains payable even if the visa is ultimately not granted.
  • Espacil: both a valid visa and a validated residence permit are required.

What types of accommodation, facilities, and services are available?

Cap Études

  • Fully furnished studio apartments ranging from 17 to 21 m², featuring a single bed, equipped kitchenette, and storage space. Wi-Fi is included. A kitchen kit for two people is provided; bed linen is supplied and charged only if used and not returned.
  • Shared facilities include coworking and study areas, a lounge, table football and screening area, a shared kitchen, a fitness room, and a connected laundry room (approximately €3.70 per machine).
  • Two residence managers are available on site, including one who lives in the residence.
  • Individual electric heating.
  • Additional equipment included: desk, dining table, ceramic cooktop, microwave, refrigerator with freezer compartment, linen kit, and hygiene kit.
  • Not provided: television and dishwasher.

Espacil

  • Fully furnished studios ranging from 19 to 23 m², as well as shared T4 apartments, equipped with a 120 cm bed, fitted kitchenette, and storage space.
  • Wi-Fi is not included. Bed linen, kitchen utensils, crockery, and cooking equipment must be provided by the students.
  • A shared laundry room is available (washing machine: €2.60 per cycle; tumble dryer: €0.40 per cycle).
  • Collective heating.

What are the rental rates, service charges, and housing benefits?

Cap Études

  • Rent: €590/month for a 17 m² studio; €610/month for a 21 m² studio.
  • Service charge package: €95/month (including water, electricity, home insurance, household waste tax, Wi-Fi, and access to the fitness room and coworking spaces). This package is mandatory for certain international students.
  • Administrative fee: €350 incl. VAT, payable upon signing the lease agreement.
  • Payment can be made monthly or in full in advance.
  • Security deposit: €550.
  • Eligible for ALS (French housing benefit): approximately €200/month for non-scholarship students and €250/month for scholarship students.

Espacil

  • Monthly rent ranges from approximately €400 to €460 depending on the accommodation type; shared apartments are around €380 per month.
  • Water, electricity, and Wi-Fi are paid separately by the tenant.
  • No administrative fees.
  • Rent is paid monthly in arrears. Security deposit: one month’s rent.
  • Eligible for APL (French housing benefit): approximately €200/month for non-scholarship students and €250/month for scholarship students.

Is a guarantor required?

Yes, both providers require a guarantor.

  • Cap Études: a guarantor is required for monthly payment plans. For international students, a personal guarantor residing in France is accepted. GarantMe is also accepted (approximately 4.5% of the annual rent, i.e. around €300 per year). Visale is not accepted. Without a guarantor, full payment in advance is required.
  • Espacil: a Visale guarantee is mandatory.

What are the residence rules and security arrangements?

For both residences (Cap Études and Espacil)

  • Secure access via keycard entry and CCTV surveillance.
  • Residences are accessible to people with reduced mobility.
  • Guests are permitted.
  • No curfew is enforced.

Cap Études

  • Two residence managers, including one who lives on site.
  • 24/7 on-site support and assistance.
  • Some apartments are specifically adapted for people with reduced mobility.
  • At least one welcome event is organised for residents.

Espacil

  • A residence manager is available on site until 7:00 p.m.
  • Overnight stays for guests are not permitted.

How do move-in and move-out procedures work?

For both residences, signing the lease requires a complete application file. An inventory of fixtures is carried out, and keys are handed over by appointment.

The notice period for terminating the lease is one month and must be submitted by registered letter with acknowledgement of receipt.

Cap Études: an inventory of fixtures is conducted both at move-in and move-out.

Espacil: only a move-out inventory of fixtures is conducted.

In both cases, the accommodation must be returned in good condition.
